Emergency roof leak

What to do in the first hour or two to reduce damage, and how we schedule an inspection across South Florida.

Quick guide for owners, managers, and property management teams.

What to do now (step by step)

  1. If it’s safe, move valuables and protect flooring with plastic/towels.
  2. Take photos and video of the interior damage and the active drip point.
  3. If there’s electrical risk, shut off power to the affected area (per your protocol).
  4. Place a bucket and mark the affected area for faster inspection.
  5. Contact us with the address, roof type (if known), and a short description.

Avoid (to prevent worse damage)

  • Do not climb the roof in wind/rain or on slippery surfaces.
  • Avoid poorly secured tarps that can block drainage and cause ponding.
  • Don’t “fix” only from the inside—leak sources are often elsewhere.

What we do during the inspection

  • Diagnose the leak source and vulnerable points.
  • Provide a clear recommendation: targeted repair, maintenance, or replacement.
  • Provide documentation when applicable (photos, findings, and next steps).

Frequently asked questions

How long does an inspection take?

It depends on roof type and access. We typically schedule a visit and provide a diagnosis with clear next steps.

Can you repair it the same day?

Sometimes, yes (targeted repairs). If the scope is larger, we’ll propose the most efficient plan.

Do you work on residential and commercial properties?

Yes. We support homes, commercial buildings, and property management.

Is an interior patch enough?

Rarely. The key is identifying the source and repairing the correct point.

Dealing with an active leak?

Tell us what’s happening and we’ll schedule an inspection. Meanwhile, use the steps above to reduce damage.
